Pflugerville is a mix of eras. Windermere dates from the 1980s, and Heatherwilde is an older, more affordable area with homes from that period. Blackhawk was developed from 1997, and Avalon and Highland Park followed from the late 1990s through the 2000s. Falcon Pointe is a 710-acre master-planned community near SH 45 and SH 130, built by production builders including Lennar and Meritage. Newer tracts have the standard builder-grade door and opener, and the older streets often have original equipment.

The eastern side of the metro sits on expansive clay that swells in wet weather and shrinks in dry. Over a year that movement can twist a door frame, leave a gap along one side and stress a gate post. A door that suddenly rubs or a gate that no longer latches may be a ground problem.
Windermere and Heatherwilde homes can still have original doors, extension springs and older openers. If your opener is more than 15 years old and has no battery backup, replacement can cost less than repeated repairs. A service call will give you the numbers.
Falcon Pointe and the neighborhoods near Stone Hill were built in volume, and the garage equipment is sized for cost. High-cycle springs and a stronger opener are worth asking about if the garage is your family's main entrance.

Clay soil movement is a common cause on the east side, along with a loose track or worn rollers. A technician can check the track alignment and the frame. If the door is also hard to lift by hand, check for a broken spring.
