Homes from 2004 to 2012 now have original springs, rollers and openers near their rated life. Those components usually fail together. If one spring breaks, ask us to check the other, plus cables and rollers, on the same visit.
The ground east of Austin is expansive clay. It swells in wet seasons and shrinks in dry ones, and slabs, fence posts and gate posts can shift an inch or more. A door that rubs or a swing gate that no longer closes square is a common result.
ShadowGlen, Lagos and similar communities have HOAs, and many set door style and color. Check your covenants before ordering a new door. We can give you the panel style and color to submit.
